More clarity.
Fewer assumptions.
Your home becomes collateral.
Using home equity to pay off unsecured debt moves that debt onto your home. If you cannot repay, you could lose your home.
A smaller payment isn’t the same as a lower total cost.
A longer repayment period can increase total interest. This tool compares monthly payments; it does not calculate savings or a break-even point against your current debts because their rates and remaining terms are not entered.
A HELOC payment can change.
This example models an interest-only draw period. Principal does not decline, rates can change, and payments may rise substantially when repayment begins. Not every HELOC offers interest-only payments.
All calculations are estimates, not a recommendation, loan approval, quote, APR, or Loan Estimate. Assumes one initial advance, monthly payments, no new borrowing, no extra principal payments, and no recurring fees. Fixed-loan interest + fees assumes the entered rate and term. Existing mortgage payments, property taxes and insurance are excluded from both sides. Equity, property value, existing liens and credit eligibility are not assessed. Mortgage lending is available in all 50 states; individual home equity products and terms are not available everywhere. Learn about HELOC features at U.S. Bank
